Got stucco on your Marina home? Then you know it’s a great choice for our climate, but even the toughest materials need a little looking after, especially with our coastal weather. I’ve seen a lot of stucco over the years, from the older homes near the dunes to the newer builds further inland, and there are definitely smart ways to keep it in good shape and fix it when needed.
When's the Best Time for Stucco Repair?
This is probably the most common question I get. You’d think any time is fine, right? Not really. The biggest thing for stucco work, especially repairs, is moisture. Stucco needs to dry and harden correctly, and that means it can't be too wet or too cold. Our Marina fog can be a real pain if you're trying to do a repair in the wrong season. What you really want are dry, moderate conditions.
For us here on the Central Coast, that usually means late spring through early fall. Think May, June, July, August, and September. These months give us the most consistent dry days, lower humidity, and temperatures that aren't too extreme. If you try to do a big repair in the dead of winter, you’re just asking for trouble. The stucco won't dry correctly, and you could end up with a weaker patch or even cracks down the line. We're talking about something that's supposed to protect your home, so you don't want to cut corners on the drying process, do you?
Weather Conditions That Affect Stucco Work
Like I said, moisture is the enemy when we’re putting stucco on or letting it dry. Rain is obvious, but even heavy fog—which we get plenty of in Marina—can slow things down or even halt a job. If the stucco gets too wet too early, it can mess with its strength and how well it sticks. It's kind of like trying to paint a wet wall; it just doesn't stick right.
Temperature matters too. Stucco dries best in moderate temperatures, ideally between 40 and 90 degrees Fahrenheit. Below 40, the drying process slows way down, and the stucco can get brittle. Above 90, it can dry too quickly, which leads to those annoying shrinkage cracks. While we don't often hit extreme highs in Marina, those really hot days in late summer can still be a factor, especially if the stucco is in direct sunlight. Wind can also be an issue, drying out the surface too fast, so sometimes we'll put up temporary screens to protect fresh work.
Protecting Your Stucco Investment Year-Round
You've invested in stucco, so you want it to last. Here's what you can do to keep it in top shape:
- Keep an eye out for cracks: Small hairline cracks are normal, but if you see anything wider than a credit card, or cracks that are spreading, get them checked out. Water can get in there and cause bigger problems, especially with our damp climate.
- Watch your drainage: Make sure your gutters are clean and direct water away from your foundation. Water pooling near your stucco walls is a recipe for disaster. Also, check your sprinklers – they shouldn't be constantly spraying your stucco.
- Trim back vegetation: Plants and bushes growing right up against your stucco can trap moisture and create shade, preventing the stucco from drying out properly. Give it some breathing room.
- Regular cleaning: A gentle wash with a hose and a soft brush can remove dirt, mildew, and algae. Don't use a high-pressure washer; it can damage the stucco surface.
- Consider a fresh coat of paint or elastomeric coating: Every 5-10 years, depending on exposure, a good quality paint designed for stucco or an elastomeric coating can add an extra layer of protection against moisture and UV rays. This is a great preventative measure.
- Annual inspection: It's a good idea to walk around your house once a year, especially after the rainy season, and just look for anything out of the ordinary. Catching small issues early can save you a lot of money and headaches down the road.
